Locally, the median home sale price is up slightly (2.1%) from the previous month. This an increase of 24.8% from a year ago. Currently the median sales price is $168,450 for single family dwellings, and $155,000 for condos and townhomes.
Inventory of homes: Housing inventory is up 8.7% from a month ago. This is a good number as it helps keep our market in balance. It is however down 5.7% over last year. This represents a 5.4 months supply of inventory. Experts typically equate an inventory level of 6 months or more to a buyers market; and less than 6 months a sellers market. Average days on market for single family homes dropped to 42 days for single family homes and 83 days for condos and townhomes.
