Real estate market stats in SW Florida December 2014
Median Sale Price:
Locally, the median home sale price for single family homes increased from a month ago 6.1% to 195,500. This reflects an increase of 15% from the same time a year ago.  The median sales price for condos and townhomes increased
 3% from a month ago to $163,000, this reflects an increase of 15.8%  over a year ago.

Inventory of homes:
Housing inventory increased a bit again this month.  
This represents a 5.2 months supply of inventory for single family dwellings and 4.9 months for condos/townhomes.  Experts typically equate an inventory level of 6 months or more to a buyers market; and less than 6 months to a sellers market. Average days on market are 34 days for single family homes and 50 days for condos and townhomes; which is still a very robust number.

The local real estate market which has been balanced for a number of months is tipping into a sellers market over all.  

Interest rates remain low and gives the average buyer continued buying power.
