Current Market Report for SW Florida Real Estate - March 2013
Locally in SW Florida, the number of home sales were down 10.7% this month over last year. This is primarily do to the lack of homes for sale in the "investor favorite" price point of <$125,000.
Median sold Price:
Locally, the median home sale price is up about 10% from a month ago. Currently the median sales price is $153,890 for single family dwellings. Home prices are up 23% from a year ago. This again is the highest the median sales price has been in the last several years.
Inventory of homes:
Housing inventory continues to decline, but at a slower pace than we have seen this past year. Inventory of single family homes is down 3.1% over last year. This represents 6.2 months of inventory. Experts typically equate an inventory level of 6 months or more to a buyers market; and less than 6 months a sellers market. Average days on market for single family homes is 56 days.
